If you have a collection on your credit report, you can still get mortgage approval in Charlottesville, Albemarle County, Crozet, Waynesboro, or Staunton. A collection is a debt handed to a collection agency after it went unpaid. It is a manageable credit event, not an automatic denial. By the end of this guide you will know which of your collections matter, which loan program fits, and how to document and close the file. Before you start, gather two years of tax returns or W-2s, 30 days of pay stubs, two months of bank statements, and a list of every collection you know about.

Step 1: Pull Your Credit Reports and Sort Every Collection
Get all three reports free at AnnualCreditReport.com. For each collection, write down the original creditor, the collection agency, the balance, the date of first delinquency (the month you first fell behind, which sets the reporting clock), and whether it is medical.
Separate medical from non-medical right away, because underwriting treats them differently. The three bureaus stopped reporting paid medical collections and medical collections under $500. The CFPB finalized a 2025 rule to bar medical debt from credit reports, but a federal court vacated it. Rules in this area keep moving, so check the CFPB debt collection page for the status as of October 2026.
Next, look for errors and duplicates. The same debt can show up under the original creditor and again under a collector, and it can inflate your totals. If an item is wrong, dispute it in writing with each bureau. Disputing a legitimate debt just to delay it is a waste of time.
Mistake to avoid: do not call a collector or send a partial payment yet. In some states a payment or written acknowledgment can restart the statute of limitations on an old debt, and you lose leverage before you know which program you are targeting.
You also do not need a hard inquiry to find out where you stand. I can run a soft credit pull mortgage review through our NoTouch Credit Pull, so the first look at your file does not cost you points. We then map each collection to a program before anything formal happens.
Step 2: Learn What Each Loan Program Actually Requires for Collections
Collections do not automatically disqualify you. A judgment, a tax lien, or a recent charge-off (a debt the original creditor wrote off as a loss) is a different and more serious problem. Here is how each program handles them, as of October 2026. Guidelines change, so I verify them against the current source on every file.
- Conventional (Fannie Mae): there is no blanket rule that non-medical collections must be paid. Large balances, historically a $5,000 aggregate threshold in some scenarios, can trigger a payoff, and judgments must be satisfied. Check the current Fannie Mae Selling Guide.
- FHA: HUD Handbook 4000.1 generally calls for a payoff or payment arrangement when collections total $2,000 or more. Medical collections are excluded from that total. Automated approvals can change how this applies, and wholesale investors often add their own rules.
- VA: VA sets no minimum FICO and no fixed collection rule. Approval depends on the investor’s overlays. I place VA files down to a 500 FICO.
- USDA: in eligible rural zones around Albemarle and Crozet, the USDA guaranteed program targets a 640 score for the GUS automated review. Below that, expect manual review. USDA is strict on unresolved judgments.
An overlay is an extra rule an investor adds on top of the program’s own guidelines. It is why the same collection can pass at one wholesale source and fail at another, and it matters again in Step 6.
Step 3: Decide Whether to Pay, Settle, or Leave Each Collection
Use a decision rule, not a reflex. Leave small non-medical collections alone on conventional when the guidelines allow it. Pay or arrange payment when you cross FHA’s threshold, when a judgment exists, or when the collector can place a lien on the property.
Paying does not erase the collection from your report. Under older FICO versions, a paid collection may not raise your score at all. Newer models such as FICO 9 and VantageScore 3.0 and 4.0 ignore paid collections, but mortgages have mostly relied on older FICO versions. Confirm the status of the FHFA credit score model transition as of October 2026 before you assume a payoff will help.
If a collector offers pay-for-delete, get the agreement in writing before any money moves. Never fund a payoff from cash you need for your down payment and reserves.
Check Virginia’s statute of limitations before you pay or acknowledge any old debt. Va. Code § 8.01-246 sets different periods by contract type, so have an attorney confirm yours.
Worked decision: suppose you have a $1,800 non-medical collection and $6,000 saved beyond your down payment. On a conventional file where it is not required, paying it leaves $4,200 for closing costs and reserves with a score that may not move. Keeping the cash gives you a larger cushion, and underwriters like reserves. If an FHA file requires a payoff, you pay it and plan around the smaller reserve.
Step 4: Document Any Collection You Keep and Prepare Your Letters of Explanation
A letter of explanation is a short signed statement that answers the underwriter’s question before it is asked. Keep it to a few sentences and state three things: the cause (job loss, a medical event, a billing dispute), the dates, and what has changed since.
Then collect proof to back it up:
- Payoff letters, settlement agreements, or zero-balance letters
- Dispute correspondence if you challenged the debt
- Two years of employment history
- Bank statements showing no new late payments or overdrafts
Underwriters weigh the whole picture. A collection from two years ago, followed by steady income and growing reserves, reads as a closed chapter.
Do not open new credit. No new cards, auto loans, or store financing until you close. A fresh inquiry or balance can change your score and your debt-to-income ratio (DTI, your monthly debts divided by gross monthly income) mid-file.
UVA faculty and staff: if a past collection traces to a one-time event, such as a gap between contracts or a relocation, support steady income with an employment verification letter and your current contract or appointment documentation. A stable university employer is one of the strongest compensating factors a file can carry.
Step 5: Run the Numbers: A Worked Charlottesville Example
This is an illustration, not a quote. Suppose you buy at $450,000. Check current Albemarle and Charlottesville medians at Zillow Research, since local prices move. Assume a 6.5% example rate, a roughly 0.85% Albemarle County real estate tax rate (confirm the current rate at albemarle.org), and $120 a month for insurance.
- FHA, 3.5% down ($15,750): base loan $434,250, plus 1.75% upfront mortgage insurance ($7,599) financed, for $441,849. Principal and interest is about $2,793. Annual mortgage insurance at an assumed 0.55% adds about $199. Taxes are about $319 and insurance $120. Total: about $3,431.
- Conventional, 5% down ($22,500): loan $427,500. Principal and interest is about $2,702. Private mortgage insurance at an assumed 1.0% (pricing at a lower score is higher) adds about $356. Taxes and insurance are the same. Total: about $3,497.
Now DTI. Assume $9,000 gross monthly income and $525 in other monthly debts. FHA gives ($3,431 + $525) ÷ $9,000, about 44.0%. Conventional gives about 44.7%.
Collections are not in DTI unless you set up a payment plan. A $100 monthly plan pushes FHA to about 45.1% and conventional to about 45.8%. Paying a $2,400 collection in full instead leaves DTI untouched but takes $2,400 out of reserves. The right choice depends on which constraint is tighter on your file.
Step 6: Choose a Broker Who Can Shop Beyond One Company’s Overlays
A retail mortgage company sells its own products under its own guidelines. A broker submits your file to whichever wholesale source fits it. With collections in the file, that difference decides outcomes. One investor may require a payoff at $2,000, while another approves the same file as is.
Cavalier Mortgage by Duane Buziak vs. Jenna Stiltner, Atlantic Coast Mortgage (confirm her details directly with her office):
- Access: Cavalier shops 500+ wholesale sources at once. Jenna Stiltner is a retail originator working within one company’s product set, rate structure, and underwriting guidelines.
- VA with low scores: Cavalier places VA files down to 500 FICO. At a single company, the floor is whatever that company’s overlay allows.
- Non-QM, DSCR, bank statement: Cavalier offers these alongside conventional, FHA, VA, USDA, and jumbo. Ask any single-company originator which of these they can actually offer.
- Pre-approval: Cavalier starts with a NoTouch Credit Pull, a mortgage pre approval without hard pull, before any formal inquiry.
- Reviews and hours: Cavalier has 1,400+ five-star reviews and is available 24/7.
- Collections: Cavalier matches each collection to the investor whose rules fit it. For a clean conventional loan, a single company may be perfectly adequate. For collections plus a low score, self-employment income, or a judgment, independence is the advantage.
The same questions work on First Heritage and Prosperity: which overlays apply to collections, what is the minimum score by program, and can they review you without a hard inquiry?
If you are self-employed and carry collections or a judgment, bank statement and other non-QM programs can qualify income differently from tax returns. They carry different terms, so we compare them against your conventional and FHA options.
Step 7: Submit the File, Respond to Conditions, and Close
The order of operations runs like this:
- Soft-pull review
- Pre-approval
- Signed contract
- Full credit pull
- Underwriting
- Conditions
- Clear to close
When conditions arrive, answer within 24 hours. Delays here cost people closing dates. Collection-related conditions are usually updated payoff letters, letters of explanation, and a refreshed credit report.
If a payoff is required, it is often handled at closing through the title company. That keeps your cash documented and avoids a separate large withdrawal for underwriters to question.
If you need help with the down payment, ask me about Dynamo DPA and Turbo DPA. Both have score minimums and terms that change, so I check eligibility against current program rules before you write an offer.
The Charlottesville market is shaped by UVA hiring cycles, and good homes in Crozet, Waynesboro, and Staunton move quickly too. A clean pre-approval letter makes your offer credible, and with collections on your report it is worth getting done before you tour.
